We are able to offer two levels of service to suit your requirements, the details of which are explained below:-

A: Letting only service.

1. Inspection and rental valuation of the property.

2. Marketing the property.

3. Receiving enquiries and accompanying prospective tenants wishing to view the property.

4. Careful selection of tenants. Tenants will usually be referenced by Letsure whose report will include credit score, electoral information, public information such as CCJs, employer’s reference/salary details, previous Landlords reference if appropriate, and any potential of fraud warnings.

5. Preparation of Assured Shorthold Tenancy Agreement and relevant notices in accordance with the Housing Act 1988 (as amended by 1996 Housing Act).

6. Collecting the first month's rent and dilapidation deposit

B: Full Letting and Management Service

This includes:-

All items 1 to 6 above plus:

7. Preparation of an inventory of property contents and condition.

8. Collection of rent and payment to owner's account by BACS on around the 12th of each month and preparation of detailed monthly statements.

9. Chasing late payers as necessary.

10. Inspecting the property every three months and forwarding a detailed report to owners.

11. Instructing tradesmen should any minor repairs or maintenance be necessary that are the Landlord's responsibility.

12. Arranging for the garden to be maintained if and as required..

13. Dealing with any insurance claims i.e. getting quotations, completion of claim form and arranging for any insured repairs to be carried out.

14. When the property is empty between lettings:

      a. Arrange for cleaning if necessary.
      b. Close the utility accounts
      c. Leave heating on timer during the winter
      d. Arrange for any repairs.

15. Advice on taxation.

16. Arrange to transfer the utility accounts to the tenant's name

Marketing your Property

Details of your property will be sent to prospective tenants who have registered with us as actively seeking accommodation. In addition, the property will be advertised in full colour in the local press. It is our policy to erect "TO LET" boards since this can speed up the letting and assists prospective tenants in finding properties - if you do not wish for a board to be erected please let us know. Giving You More for Less

Our fees are among the most competitive in our marketplace. In addition, we aim to lead by innovation and offering that little bit more.

Simple all-inclusive fees structure   The management fees are all inclusive. We do not charge any of the extras that some agencies may charge such as check in or check out fees, inventory charge, book on fees, lease renewal, repair surcharges and so forth. The let-only service is limited and extras may apply if required by you.

Perhaps of particular interest to those landlords that will live or travel overseas, we are able to offer 24 hour, 365 day access to all of your property information via a secure landlords’ web-site. A feature incorporated into our sophisticated property management software, once logged in you can access all the information on our database such as: PROPERTY DETAILS: The information that we hold on computer about you and your property. ACCOUNTS: A list of transactions applied to the property including rent received, payments to landlords, expenses etc. INSPECTIONS: A list of visits made to the property and a summary of findings. REPAIRS: Here you can view any repairs necessary, the appointed contractor, whether completed and the cost involved. SAFETY: Dates when periodic checks such as gas inspections are due.

Free Rental Warranty Insurance    When your first tenant moves in we will issue at no cost to you a rental guarantee insurance policy.  Despite rigorous tenant vetting and references to verify a tenant’s financial strength, in rare cases, tenants can experience financial difficulties due to maybe redundancy, injury, sickness or the break up of a relationship.  These circumstances are beyond the control of any agent. This policy will give landlords peace of mind when letting their home, particularly those landlords who rely on the rental income to cover a mortgage.

Member of NALS  We are members of the National Approved Letting Scheme. Member agents offer a regulated service, have professional indemnity insurance, client money protection insurance and must operate to pre-defined standards of service. See bottom of page.

Details of Fees

A: Letting only Service:
A one off fee of 45% of the first month's rental. (Minimum £300.00) + VAT

OR


B: Full letting and Management Service:
A discounted letting fee of £150.00 then 10% of the monthly rental collected. (+ VAT)

EXPLANATORY NOTES

We are able to engage reputable tradesmen to carry out any maintenance, decorating and gardening that may be required. In addition, we can arrange for Gas Safety inspections and boiler maintenance. This service includes either submission of the accounts to the owners for payment, or payment by us from funds held. Where the tenant is responsible for the repairs (due to damage caused by him) we will arrange payment of the account and this amount will be applied to the dilapidation deposit. Minor repairs costing less than £100.00 will generally be carried out without reference to the owner unless otherwise instructed. (Items 11,12,13,14 and 15 ) When the property is empty during the winter it is our policy to leave the heating on timer as opposed to draining down which can be fairly expensive, and a heated home is more inviting to prospective tenants. The bill for heating during empty periods is the responsibility of the Landlord.

It is not generally possible to gain possession during the initial fixed term of the agreement (usually six months). However, after this period, should the Landlord require possession of the property then he must give the tenant two full months’ notice on the prescribed form. Should the tenant wish to vacate then he must give one full months’ notice to the Landlord. The vast majority of tenants pay the rent in full and on time. Whilst every reasonable precaution is taken in selection of tenants, we cannot be held responsible for arrears that may accrue during the tenancy. However, please refer to the insurance policies that we are able to offer to protect your income and investment.

For your additional protection, all rents and tenants' deposits are kept and processed in secure Clients' bank accounts and we carry full Professional Indemnity Insurance and Client Money Protection Insurance.  We are also members of the National Approved Letting Scheme who ensure that members provide a professional and regulated service.
