We do not charge any of the extras that some agencies may charge such as check in or check out fees, inventory charge, book on fees, lease renewal, repair surcharges and so forth. Free Rental Warranty Insurance When your first tenant moves in we will issue at no cost to you a rental guarantee insurance policy. Despite rigorous tenant vetting and references to verify a tenant’s financial strength, in rare cases, tenants can experience financial difficulties due to maybe redundancy, injury, sickness or the break up of a relationship. These circumstances are beyond the control of any agent. This policy will give landlords peace of mind when letting their home, particularly those landlords who rely on the rental income to cover a mortgage. Member agents offer a regulated service, have professional indemnity insurance, client money protection insurance and must operate to pre-defined standards of service. See bottom of page. Details of Fees A: Letting only Service: EXPLANATORY NOTESWe are able to engage reputable tradesmen to carry out any maintenance, decorating and gardening that may be required. In addition, we can arrange for Gas Safety inspections and boiler maintenance. This service includes either submission of the accounts to the owners for payment, or payment by us from funds held. Where the tenant is responsible for the repairs (due to damage caused by him) we will arrange payment of the account and this amount will be applied to the dilapidation deposit. Minor repairs costing less than £100.00 will generally be carried out without reference to the owner unless otherwise instructed. (Items 11,12,13,14 and 15 ) When the property is empty during the winter it is our policy to leave the heating on timer as opposed to draining down which can be fairly expensive, and a heated home is more inviting to prospective tenants. The bill for heating during empty periods is the responsibility of the Landlord. It is not generally possible to gain possession during the initial fixed term of the agreement (usually six months). However, after this period, should the Landlord require possession of the property then he must give the tenant two full months’ notice on the prescribed form. Should the tenant wish to vacate then he must give one full months’ notice to the Landlord. The vast majority of tenants pay the rent in full and on time. Whilst every reasonable precaution is taken in selection of tenants, we cannot be held responsible for arrears that may accrue during the tenancy. However, please refer to the insurance policies that we are able to offer to protect your income and investment. For your additional protection, all rents and tenants' deposits are kept and processed in secure Clients' bank accounts and we carry full Professional Indemnity Insurance and Client Money Protection Insurance. We are also members of the National Approved Letting Scheme who ensure that members provide a professional and regulated service. |
